Since 2002, our firm's Ohio, residential and commercial property attorneys have handled a wide range of legal areas, including:

  • Land acquisitions
  • Financing
  • Leasing
  • Permits
  • Land use
  • Zoning
  • Eminent domain issues
  • Environmental issues
  • Tax planning
  • Adverse possession

Focusing on Adverse Possession

Under state law, it is possible for one person to gain ownership of another's land simply by using it for a set period of time. For instance, if one farmer owned a piece of land, and another started cultivating and growing on it with no objection from the owner, the user of the land could eventually gain title to it.

This is a complex and often forgotten aspect of real estate law. Our firm's Ohio real estate lawyers remain at the cutting-edge of adverse possession litigation. We offer an in-depth understanding of the statutes and case law regarding adverse possession law.

Condominiums House More Than People

It is not unusual for individuals to reside in condominiums or to work in an office that is organized as a condominium. However, condominiums are not just for people. We have experience organizing a grain condominium, an arrangement where local farmers purchased condominium units in a shared arrangement to store their grain.

In the case of a grain condominium, each owner owns the right to store a certain number of bushels of grain in a larger grain storage bin or silo. The condominium owners share in the expense of maintaining the overall grain storage bin or silo. This is an alternative to building on-farm storage or paying storage fees to a commercial warehouse operator. The ownership units are subject to sale or transfer to others in accordance with the condominium’s organizational documents and rules.
